PARKLOGI. SMART RETAIL PARKING
Smart Retail Parking · United Arab Emirates

Intelligent parking assignment for UAE retail.

A B2B software layer that replaces the passive parking search with guidance at the point of entry, reclaiming wasted dwell time while using the infrastructure that is already in place.

No New Hardware

Built to run on the entry systems and sensors already installed.

Vendor Neutral

A routing layer that does not care whose equipment is in the structure.

Built for Operators

Enterprise software sold to the party that owns the asset.

The Search Penalty

The cost is charged to the retailer, not to the driver.

Time in the car is time not on the retail floor. The visit is shortened before it begins, and the operator carries the cost of its own capacity.

Congestion

Vehicles converge on the same popular aisles, creating gridlock inside the structure.

Uneven Utilisation

Lower levels circulate at capacity while upper decks sit empty. Built capacity goes unused.

Shortened Visits

The shopper arrives late and frustrated, with less of the visit left to spend.

Shoppers at major UAE malls report searching for a space for a meaningful share of their visit, with the worst of it at weekends and peak trading hours. The infrastructure that could prevent it is already in the ground.

Based on publicly reported UAE mall parking observations and regional peak mobility studies.

Our Approach

From passive display to directed assignment.

ParkLogi is a software layer, not a hardware product. It sits above the equipment already running in the structure and converts availability data into an instruction the driver can act on.

Step One

The Vehicle Is Recognised

Entry systems already in place at the barrier identify the arriving vehicle. Nothing is added to the structure and nothing is re-cabled.

Step Two

Conditions Are Assessed

Live conditions across the structure are read from the operator's existing systems and evaluated against how the asset is intended to be used.

Step Three

The Driver Is Guided

The entry screen recommends where to head inside the structure. The driver stays in control and is free to park elsewhere. This is guidance, never enforcement.

Deploys Without Capital Works

Delivered as software, so the operator's upfront commitment stays small.

Balances the Whole Asset

Demand is spread across the structure rather than concentrated on the same levels.

Configurable by the Operator

Commercial priorities of the asset are set by the operator, not fixed by us.

Why It Has Not Been Built

The idea is not novel. Its absence from GCC retail is.

Directed assignment already exists in premium global contexts. Airports route arriving vehicles as a matter of course. We do not claim to have invented it. We claim that no operator has brought it to a GCC retail structure, on equipment that is already installed.

Hardware Vendors

They sell equipment. There is little incentive to make an installed estate perform better without new capital spend.

Asset Operators

They run their own structures and have no reason to build software that also serves a competitor's mall.

The Opening

A routing layer that is neutral to whose equipment is in the structure, sold to the party that owns the asset.

Market Focus

Abu Dhabi first, then the wider Gulf.

The UAE combines dense, structured retail assets with a stated public commitment to managed parking and a mobility cluster built to test exactly this kind of software. The hardware layer is already operating at scale.

Structured Retail Assets

A concentrated set of major mall structures across the Emirates, run as managed operations.

Policy Mandate

Plan Abu Dhabi 2030 sets an emirate-level direction on managed parking supply.

Mobility Cluster

The SAVI cluster positions Abu Dhabi as the regional gateway for smart mobility software.

Installed Infrastructure

Entry systems and bay-level sensing already operate at scale across UAE retail.

Where We Are Going
PHASE ONE

Establish in Abu Dhabi

Incorporate in the emirate, put the founding presence on the ground, and open the operator conversation.

PHASE TWO

Protect and Scope

Secure the intellectual property position and complete a site feasibility assessment with a named operator.

PHASE THREE

Agree the First Pilot

Move to a signed pilot with an Abu Dhabi operator, with performance measured against an agreed baseline.

Impact Model

Time returned to the retail floor.

Shorter searches give the operator back the one thing it cannot build more of: time inside the asset. Move the inputs to see how a structure's own numbers change the picture.

Business Model

Enterprise software, sold per structure.

ParkLogi licenses to the operator that owns the asset, priced against the scale of the structure. Further lines open as the platform matures alongside the operator.

Core

Software Licence

An annual recurring licence per structure, tiered to the scale of the asset.

Core

Deployment Services

A one-off professional services engagement to connect and configure the site.

Next

Reserved Access

Priority and pre-booked entry for the operator's most valuable visitors.

Next

Premium Zones

A subscription for drivers who want a guaranteed shaded or premium position.

Next

Asset Analytics

Aggregated movement and footfall reporting for the operator and its tenants.

Pricing, unit economics and the full revenue sequence are set out in the confidential deck, shared with investors and operators under NDA.
